Create the Subject Property

Locate the parcel you want to use as your subject property on the map and start a farm from it

Walk through the Farm Builder steps. To create fields from the parcel boundaries, keep Start fields from parcels selected

Review the acreage and acre types (for example, gross acres and dryland acres), then click Save Farm

On the next page, click Create Comparative Market Analysis
If the subject property is already in your account, open it and click Create CMA to skip straight to the comparable sales.

Filter Comparable Sales

By default, CamoAg draws a 10 mile radius around the subject property and shows sales from the past 12 months. The subject property’s name, acres, and soil quality appear at the top of the left panel.

In the left panel, open Layers and click Farms

Next to Farm Sales, click the + icon, then Advanced Filters

Choose the sales you want to see. For example, you can:
  • Limit results to a single data source, such as Land Sales Bulletin
  • Change the sale date range, such as from the last 12 months to the last 6 months
  • Expand the radius, such as from 10 to 15 miles

Click Apply, then collapse the panel to see more of the map

Select Comparable Sales

You can review sales in two places:
  • Thumbnails on the right: Click the info icon on any thumbnail to see details about the transaction
  • The map: Zoom in until the sale marker flags appear, then click a flag to see details about the sale
Add each sale that is similar to your subject property to your market analysis, either from the map or by selecting the thumbnail on the right. When you’ve selected all your comps, click Save Changes > View Analysis, then View CMA.

Review and Adjust the CMA

The CMA page shows the full details of the analysis, including each acre type on the subject property.
  • Value by acre type: Assign a value to a specific acre type, such as dryland acres, by clicking the edit icon next to it
  • Edit the estimated value: If you have a different estimate, click Edit Value, enter your value, and click Save changes. The estimate CamoAg provides is an average of the comparable sales you selected
  • Change comps: Click Update Farms to change your selections or add more comparable sales. To remove a comp, open the Selected farms tab above the thumbnails and uncheck it, then click Save Changes
  • Rename the subject property: Click Overview and update the property name
How values feed the CMAs Created report: If you assign values to acre types, the Acreage Type Market Analysis figures populate the Market Analysis Average Price Per Acre and Average Total Estimated Value columns in the CMAs Created report. Otherwise the report uses the Selected Comps Market Analysis. For your value to appear in the report, you must click Edit Value > Save changes, even if you don’t change the value.

Share the CMA

From the top of the CMA page, you can:
  • Copy the URL and send it to your customer
  • Click View PDF to generate a PDF copy

FAQ

  • If you do not have a paid subscription to CamoAg or Land Sales Bulletin you will not be able to view the transaction details for a sold property.
  • If you have paid for a subscription please contact support@camo.ag for resolution
  • Auctions added to the platform by the CamoAg team
  • Green Flag - Denotes sales comps pulled from CoreLogic, Attom, and Black Knight
  • Blue Flag - Denotes private comps created by your organization
  • Purple Flag - Denotes data from Land Sales Bulletin
